it might be your house, but the one paying to live there is the resident and technically has more rights than you, the property owner. an emergency situation is something like a call for help, a fire, or strong suspicion of some sort of foul play (tenant hasnt shown up for work in a week, strange odor etc). in those cases, you'd be justified in forcing entry. after all, what's the difference between changing the locks and locking and interior dead bolt?

i think it's foolish for a new tenant not to change the locks. i've never known a landlord to change the locks after each tenant, and that's just asking for trouble. God knows how many spare keys are floating around for that paticular unit.

im not trying to be on your landlord's side, but don't you think she was just as angry when she found out you had 7 dogs in a pet free apartment? like someone else said, there's a reason for pet deposits and additional pet rent. people don't like to move into a place that had dogs and cats unless significant money is spent deodoring it.
to be completely honest, this is the best possible situation. if the landlord found out you had 7 dogs, they could evict you and charge you the full remainder of your rent plus 'damages' and a pet fee.
this could cost you a very substantial amount.

so basically. it is not right that the landlord came into your house (btw, you never gave her reason for going in) and blackmaling your dad for a dog. but you are also in the wrong for bringing 7 dogs into a house that you do not own, that was specified as pet free.

since one puppy is worth around $1300, then You can sue them easily. Though the biggest complain I would direct to the person who gave the Yorkie to the supervisor or whoever the hell this.
I have a Yorkie that had kids few years ago, but I was living at own house by then ;] It must be super cool to have all of them now.

one puppy worth $1300???!! you'd really have to prove that is the value of your pups. not just that some do go for that... obviously dog values vary greatly even within the same breed depending on bloodlines, lineage, papers etc.

I use to live in an apartment and the maintenance guy would come in all the the time! I would call and complain and would be told that I had requested him to check something, never did that, that was just their excuse. Then I went on the night shift and would be home in the daytime sleeping. One day I woke to the sound of knocking on my door and a key unlocking it. The maintenance man about pooped in his pants when he stepped and and had a 12ga in his face. A few choice words were spoken and he never entered my apartment after that!
